A Seven-Step Framework
for Real Estate Investment in Spain.
Seven discrete stages. Each governed by a dedicated expert, each documented, each auditable.
Our seven-step framework
- 01

Legal & Financial Structuring
Design of the optimal legal and fiscal framework — corporate vehicles, tax residency analysis and treaty planning.
- 03
Property Identification & Verification
Sourcing and due diligence of suitable assets, including off-market opportunities, title verification and urban planning checks.
- 04
Acquisition & Execution
Negotiation, contract review, closing coordination and registration at the Registro de la Propiedad.
- 05
Financing & Insurance Coordination
Spanish mortgage structuring for non-residents and comprehensive insurance coverage — life, property and liability.
- 06
Renovation & Asset Enhancement
Turnkey transformation, licensing, contractor management and strategic repositioning of the asset.
- 07
Ongoing Advisory & Compliance
Continuous support: fiscal reporting, corporate secretary, residency renewals and regulatory alignment.
Frequently asked questions
How long does a typical real estate investment project take in Spain?
From strategic consultation to closing it usually takes 3–6 months for non-residents, depending on financing, NIE issuance and due diligence complexity. Renovation projects extend the timeline by another 4–9 months.
Do I need to be physically in Spain to buy property?
No. We can complete the entire process under power of attorney, including signing before the notary, NIE issuance and bank account opening.
What is the typical investment threshold to qualify for the Spanish Investor Visa?
€500,000 in real estate (free of any liens), €1 million in shares of Spanish companies, €2 million in Spanish public debt, or business projects of public interest.
Do you handle the financing and the renovation, or only the legal side?
We coordinate all four layers — legal, investment structuring, mortgage and insurance, and renovation — through our selected network of Spanish institutions and contractors.
How do you charge for your services?
Either fixed fee per service line or success-based fee on the closed transaction. We disclose the structure in writing before any engagement begins.
